Rovinj is unique for its narrow pedestrian
streets with the typical cobbled stone,
restaurants with a magic atmosphere, the art
galleries. Every view looks like a painting.
There are the sunsets that leave you
speechless from the garden of the church of
Santa Eufemia. The days at the beach and the
relax in the park. Walking in the early
morning along the harbor and see the
fishermen tired after a long night of
fishing.

These are some of the reasons why a young
Italian couple bought an old apartment on
Via Grisia and renovate it with high quality
finishes, trying to bring in the flat some
`magic` of the streets of Rovignj.
The street Grisia, in our opinion, is the
most beautiful and picturesque street in the
old town.

The apartment dates back to the early 1700.
In those centuries in construction were used
the best materials. In fact, the original
stone wall of those centuries, that it was
decided to put on sight during the
restructuring, it is in perfect condition,
as the wooden beams on the ceiling.
The property includes two deposits. One of
the deposit has a beautiful original stone
well.

The building where the apartment is located
consists of:

- Ground floor: main entrance, two deposits
and the old well
- First floor: entrance door of the
neighbors (very nice people)
- Second floor: entrance to the apartment
for sale

The apartment is a duplex (on two levels).
On the second floor there is the hall,
bathroom, dining room, living room and
internal stairs leading to the third floor.
On the third floor there are two bedrooms
and a large attic. From the master bedroom
you see partially the sea. The square
footage of the house is about 70 square
meters. (In the square footage it was not
considered the attic.)

The house is 100 m walk from the church of
Santa Eufemia and about 200 m from the sea.
It is possible to park temporarily the car
for loading and unloading suitcases near the
house.
In the municipality you can apply for annual
parking pass that costs 110 kuna per year
(approximately EUR 14,50).

The house has just been restored. The end of
the renovation was in May 2015.
It has been redone all the electrical
system, installed in every room air
conditioning / heating. Boiler water of 80L
in the bathroom. Cable TV. It was put
insulation between the wood beams of the
roof to insulate better the home. New wooden
window frames with double glazing.
There is the possibility to create two
fireplaces in the living and master bedroom.

The colors chosen for the home are the ivory
white and green.
The ivory white color recalls the Croatian
stone of Kanfanar with which it was built
Rovinj. The green color is inspired by the
olive trees that are located just outside
Rovinj.

All documentation is in order. Energy
certification ready.
